Reservation Terms & Cancellation Policy
The rules that apply when you reserve a room with Place to Stay. Plain language, short paragraphs.
1. What "reserving a room" means
When you pay the reservation fee on our website, we hold the room you selected for the dates you chose. We confirm your reservation within our admin review window (typically a few business days). If we can't confirm for any reason, you receive a full refund of the reservation fee — see §3 below.
By paying the reservation fee, you accept these terms.
2. What you pay, and when
A · At reservation (online, today)
- Reservation fee, plus a small card-processing fee. This is the only amount you pay online at booking.
B · After confirmation (bank transfer, within 48h)
- Once we confirm your reservation, you have 48 hours to bank-transfer your last month's rent to our IBAN. This prepayment secures the room for your full stay and protects against last-month no-shows.
- We hold the room for up to 7 days for the transfer to clear. If it doesn't arrive by then, the reservation expires and the room is released.
C · At check-in (in person, on move-in day)
- First month's rent — paid in person to Place to Stay on move-in day (cash or bank transfer).
- Security deposit — paid in person, cash or bank transfer. Refunded within 14 days of move-out, less any damages, missing items, or unpaid amounts.
D · Monthly rent during your stay
- From month 2 onwards through the second-to-last month, monthly rent is paid directly to Place to Stay on the 1st of each month — cash or bank transfer.
- The last month is already covered by the prepayment in §B above, so no further rent payment is required in your final month.
3. Cancellation policy
If you cancel
- Within 24 hours of booking — full refund of the reservation fee, no questions asked. Use the cancellation link in your confirmation email or contact us.
- After 24 hours of booking — the reservation fee is not refunded. It covers holding the room and our administrative work.
- Last-month prepayment (§2B) — refunded in full if you cancel before we confirm. Once we've confirmed and you've sent the transfer, it's held as the prepayment for your last month of stay; it's not refundable unless we cancel.
- First month's rent and security deposit are paid in person at check-in, so there is nothing else to refund if you cancel before then.
If Place to Stay cancels
In the rare case we have to cancel — for example, if the room becomes unexpectedly unavailable — you receive a full refund of everything you've paid us (reservation fee, processing fee, and any last-month prepayment), with no questions asked.
4. The rental contract
The booking confirmation is not the rental contract. We send a separate written rental agreement before move-in for you to sign in person. The rental contract governs your stay itself: rent due dates, notice periods, house rules, utilities, shared-living etiquette, deposit refund rules.
Your reservation here gives us a commitment from both sides to enter that rental contract on the dates you booked.
5. House rules
By staying with Place to Stay, you agree to the house rules of the specific flat you stay in. House rules are shared with you in advance and form part of the rental contract. They typically cover noise, guests, cleaning rotations, shared-space etiquette, and similar everyday matters.
6. Disputes & governing law
The rental contract is governed by Portuguese law. Any disputes are resolved by the courts of Lisbon. If you'd like to flag a complaint about service, you can use the Portuguese consumer complaint book at livroreclamacoes.pt.
7. Privacy & data
Your personal data is processed under our Privacy Policy. We do not share it with third parties except where strictly necessary to fulfill your booking (payment processor, ID verification when applicable). You can request access to or deletion of your data anytime by emailing [email protected].
