Where the campus is, and what it means for housing
IADE sits on Avenida Dom Carlos I, in the Lapa/Estrela area — the western edge of central Lisbon, on the slope down to the river. Rato metro (yellow line) is an 8-minute uphill walk; Cais do Sodré is 10 minutes downhill plus a tram. The neighbourhood itself is residential, full of late-19th-century buildings, embassy mansions, and the kind of small specialist shops that design students like to wander through between classes.
For IADE, walking distance is the natural goal. Lapa is the obvious pick — half our IADE tenants live there. Santa Isabel sits just up the hill and is slightly cheaper. Ajuda and Alcântara work for students who want more space or lower rent, with a short bus instead of a walk.

Typical price band for IADE students
IADE pulls a creative, mixed-budget cohort — design, communications, photography, digital media. International students are common; Brazilian students are a sizeable share. Realistic budget: €500–€800 for a private room with bills included. Studios in Lapa or Santa Isabel run €850–€1,200; the older building stock in Ajuda offers value rooms at €450–€550.
Lapa is the priciest of the IADE-adjacent parishes — it's a desirable historic neighbourhood with embassy stock and a tight rental market. Santa Isabel and Ajuda are the value alternatives. Alcântara is the practical middle: well-connected, mixed building stock, real working-neighbourhood character, prices more reasonable than Lapa proper.
FAQ
Do I need a Portuguese NIF before signing a lease at Place to Stay?
No — we hold rooms while you obtain your NIF after arrival. Many IADE students sign first and get their NIF in their first two weeks. The Lapa Finanças office is walkable from most IADE-adjacent flats.
What's included in the rent?
Furnished room, all bills (water, electricity, gas, fibre internet), weekly cleaning of common areas, bedding, kitchen kit, 24/7 maintenance. The price you see is the all-in monthly cost.
Can my parents pay rent from abroad?
Yes — SEPA from EU countries, international wires from elsewhere (Brazil, the US, the UK post-Brexit, etc.). We've processed enough international payments to know the wire routing details for most banks. Invoices in your name regardless of who pays.
Can I get a residencia / proof-of-address letter for immigration?
Yes. We issue an official declaração de morada within 48 hours of move-in, accepted by AIMA and by IADE's international office. For Brazilian and other non-EU students, this is one of the documents you'll need for your residency permit appointment.
How long is the minimum stay?
Aligned to IADE's academic calendar — semester, year, or the length of your programme. For master's students on shorter intensive programmes we'll work out contract dates that fit.
Is the deposit refundable?
Yes, fully, minus documented damage. Joint walkthrough at check-out, refund within 30 days. Standard wear (a paint scuff, a worn door handle) doesn't come out of the deposit. We've operated this way since 2019.
Are pets allowed?
Depends on the flat — about a third of our stock is pet-friendly. Tell us upfront if you have a cat or small dog and we'll filter the search accordingly.
