Student housing in Lisbon: what it costs, where to live, how to book.

Written by our Lisbon team, who house exchange and degree students every semester. Market prices from public sources, plus our own numbers from the 160 rooms we have free for February 2027.

The short answer
  • A room in a shared flat usually costs €400–550 a month; a private studio €600–900+.
  • Total monthly budget for a student: about €900–1,300 including rent, food and transport.
  • Live close to your faculty. Lisbon is hilly and the metro has four lines; 15 minutes on foot beats 40 minutes on two buses.
  • Book 2–4 months ahead. For February, that means now.
  • Never transfer money before you have a contract and know who you are renting from.

Areas

Where to live, by university

Most of Lisbon's big faculties sit in a band from Alameda to the Cidade Universitária, on the green and yellow metro lines. If you study there, the parishes around Arroios, Areeiro, Avenidas Novas and São Sebastião keep you within walking distance or a few metro stops. NOVA SBE in Carcavelos and FCT NOVA in Caparica are outside the centre: plan for a train or bus commute, or live along that line.

Timing

When to book

Lisbon has two big arrival waves: September (autumn semester) and February (spring semester). Rooms close to the faculties are booked first, typically 2–4 months ahead: May–July for September, October–January for February. Arriving without a room and searching on the spot is possible but expensive, because short-term stays while you search cost more than a month of rent.

Questions

Student housing in Lisbon: FAQ

How much does a student room cost in Lisbon?

Across the market, a room in a shared flat usually costs €400–550 a month, with a range of roughly €300–700; private studios start around €600 and often pass €900 (Uniplaces, 2026). In our own flats, rooms free for February 2027 start at €269 for a single-bed room (typical €455) and studios start at €850.

Which area of Lisbon is best for students?

Choose by university first. Arroios, Areeiro, Alto do Pina and Penha de França are a short walk or metro ride from IST Alameda; São Sebastião and Avenidas Novas suit FCSH NOVA, ISCTE and the Cidade Universitária; São Domingos de Benfica is close to Católica and the Cidade Universitária; Lapa is next to ISEG and IADE.

When should I start looking for student housing in Lisbon?

Two to four months before you arrive. For the February semester, most exchange students book between October and January; for September, between May and July. The best-placed rooms near the universities go first.

What extra costs should I budget for besides rent?

A refundable deposit (with us €250 for rooms, €500 for studios), a one-off reservation fee, utilities if they are not included (typically €80–130 a month per person in flats without bills included), a Navegante transport pass (about €30–40 a month) and groceries (about €180–280 a month).

Do I need a NIF to rent a room in Lisbon?

Many landlords ask for a Portuguese tax number (NIF) for the contract. We don't require one to book. If you need one for a bank account or phone contract, see our NIF guide. How to get a NIF.

How do I avoid rental scams in Lisbon?

Never pay a deposit by bank transfer before you have a written contract and proof the person can rent the property, be suspicious of prices far below the market, and prefer companies with a registered address and a public track record. Our scam checklist explains the warning signs. Read the checklist.
